NB -a is default,
find . ! -user AAA -a ! -group BBB

is identical with
find . ! -user AAA ! -group BBB

OS is Solaris (stated in #1).
find . ! \( -user AAA -a -group BBB \) -ls

With the requirement in #1
find . ! \( -user AAA -a -group BBB \) -perm 660 -exec echo chmod 664 {} \;
